First steps to listing your property

Upon execution of the listing documents, a number of steps will begin
  • Copies of executed documents are sent for your files
High-resolution, HDR photography of your home is scheduled using one of Louisville’s top real estate photographers and videographers
We will produce award-winning video of your home which attracts more buyers
The description of the home is sent to you for approval and editing prior to being posted “live” in the MLS and numerous real estate websites.
We discuss your home’s strengths and areas of opportunity with you honestly to gain a mutual understanding of the home.  This evaluation is key when discussing the offer.
Nobody knows your home better than you and it is important to share a complete list of improvements with us – date of the improvement, cost (if available), benefits of the improvement and any warranties that are currently in effect.  This will help to add value or allow your home to stand out versus any potential competition
Buyers are concerned about “overall cost” of ownership – 1 year of LG&E bills are secured, we should get a copy of any lawn agreements and any other vendors (and the cost) you are currently using.  This goes a long way to making purchasing your home easy for the Buyer.
We request that you write a short narrative as to why you love your home.  If you love it for the reasons you share, I want to convey those reasons when showing your home. This short narrative really assists me with understanding your love of the home and aspects that a Buyer may not see or know just by viewing the property.

Steps following the execution of the listing agreement

  • Our top-notch photographer will photograph your home (interior and exterior).  These photos will be edited, touched up and then posted to all of the key real estate websites within four days of listing the property. 
  • The beautiful videos of your home will be posted on all social media (with your approval), including YouTubeFacebookVimeo, EXP realty, MLS and submitted for inclusion on all global websites. Zillow, Refin, Realtor.com and many other websites create important exposure for your home. We email you a video link so you can share with anyone in your own network.
  • Your home will be listed with top real estate websites mentioned above including HGTV, Zillow, Truliaand to all million-dollar listing websites (if your home is listed over $1,000,000)
  • Our marketing team will create a custom brochure to place in your home so potential buyers can remember the true beauty of your home and have something to refer to once they have viewed your home.
  • Typically, your home may be viewed within 48 hours after it is posted online to the key sites.  This truly starts the marketing period for your home and buyers may find your home through their searches online.
  • We will place a Kraft Fine Homes For Sale sign in your yard the next day with a coming soon sign so prospective buyers will know there is a new listing coming to the market. This will provide notice to any potential buyers and often times, Sellers will receive offers even prior to the home being available online.  
  • A weekly report detailing the interest in your property, showing the web traffic from all websites will be sent to you.  This will provide the basis for discussion in adjusting marketing as needed.
  • We will host a Broker’s Open House (with Seller’s permission), inviting all interested agents to preview the home.
  • EXP Properties has several resources throughout the state of Kentucky.  Your home is will be featured by our many agents to any potential buyer moving to Louisville. 
  • We will conduct Open House for the public at mutually agreed upon times to generate the highest interest and foot traffic.
  • Your property will be featured on the Kraft Fine Homes Website.
  • In today’s market, buyers are searching the web to find their dream home.  We use SEO (search engine optimization) and SMM (social media marketing) to insure your home will be available at or near the top of the Buyer’s search results.  This innovative strategy keeps your home top of mind with all potential buyers.
  • Communication is critical in selling your home.  I am committed to responding right away to your requests and needs as we market your home for the highest value.

  • Your home will be featured in Sophisticated living, The Voice and other publications that directly relate to the demographics of the luxury real estate market.  These publications compliment the internet marketing we provide and insure maximum exposure.

  • Attending showings of your home allow us to answer any questions the showing agent may not know.  Additionally, we can share additional information with the prospective Buyers.  Our commitment is an agent on my team or I will always be at your showings.

  • We will randomly feature our listings on Facebook, Twitter and other media.  Your home may be the feature of one of these campaigns.

  • Your home may be featured as the “National Property of the Week” on the EXP website which further increases your home’s exposure.

After your home has been on the market, if you have not already received and accepted an offer, we will conduct a 30-day review of your home.  This will provide the forum to discuss and adjust our marketing strategy if required.  At that time, we can determine if additional steps are needed in the sale of your home such as additional open houses, additional interent advertising, etc.

My husband and I met Karen when we saw a house for sale that intrigued us.
